If renting your Spanish property on short term holiday rentals is not for you, then perhaps a long term rental would be the better option. We provide a long term rental service which involves marketing, interviewing and referencing potential long term tenants. This is supported by a full legal contract which is individually produced by our lawyer for your specific property.
Many owners of long-term properties prefer to manage their property themselves thereby minimising the overheads involved. However we also deal with owner’s Managing Agents if the remit of their agreement allows. If you would prefer this and do not currently have an Agent please see our Property Management Service. Owners signing up for our Property Management Service automatically receive a discount of 15% on the option they choose.
Option 1 - Self-Managed / Agent Managed
- We list the property including all accommodation, facilities and amenities
- We fully photograph your property and communal areas with any relevant views
- Market your property via our website and relevant advertising media
- Source, interview and reference prospective tenants*
- Produce the rental contract that is fully compliant with Spanish law
- Arrange for the tenant to pay the monthly rental direct to your Spanish bank account
- Arrange transfer of utility bills into the tenants name if desired
Fee: One months rent for each eleven month rental period. In the event of a rental contract for six months, one months rent is charged but no renewal fee is due until a full 11 months of renewed contracts have been achieved. We will charge 100 Euros for producing the second contract. We will charge one months rent for each subsequent 11 month contract that is renewed.
*Whilst we will make all possible enquiries necessary to establish the financial standing of the tenant and their legal status of residence in Spain, we cannot be held liable for falsification of documents or where deception takes place.
Option 2 - Self-advertised
Fee: €50 per property advertised.

For both these options, in order to comply with current Spanish legislation, we require a copy of your Escritura (Title deed), a Nota Simple produced within the last three months, NIE or Residencia numbers of all owners, and copies of passports.
